 Eligibility Criteria for Dubai’s Retirement Visa

To qualify for the retirement visa, you must:

  • Be 55 years or older.

  • Meet at least one of the financial criteria below:

Option 1 – Sustainable Income

Show proof of a minimum annual income of AED 180,000 (approx. USD 49,000), or AED 15,000 per month (approx. USD 4,100).

Option 2 – Savings

Hold AED 1 million (approx. USD 275,000) in a 3-year fixed deposit with a UAE bank.

Option 3 – Property Ownership

Own property in Dubai valued at AED 1 million or more. The property can be:

  • Fully paid (unmortgaged), or

  • Mortgaged with at least AED 1 million paid.

Option 4 – Combination

Combine savings and property to meet the requirements:

  • A fixed deposit and a property, with a combined value of at least AED 1 million.

  • The property portion must be worth at least AED 500,000.

Required Documents for Each Visa Option

Make sure to prepare your documents correctly. All local applicants must submit documents in Arabic, while international applicants must provide attested bank letters.

Documents for Option 1: Income-Based Retirement Visa

1. Proof of Income
Provide official documents showing sustainable income, such as:

  • A letter from your pension provider

  • A letter from your former employer confirming retirement benefits

  • Any other valid documents showing regular income

2. Bank Statements
Submit six months of stamped bank statements from a Dubai-based bank, reflecting:

  • AED 15,000 monthly or

  • AED 180,000 annually in deposits from your income source

Documents for Option 2: Savings-Based Retirement Visa

1. Proof of Retirement
Include one of the following:

  • An End of Service letter from your last employer, detailing your service period and confirming retirement

  • A letter from a recognized social service authority confirming your retirement status

2. Proof of Savings
Get a bank letter from a UAE-based bank, in Arabic, confirming:

  • A fixed deposit of AED 1 million held for three years

  • The letter must be addressed to GDRFA, confirming the funds are secured

Documents for Option 3: Property-Based Retirement Visa

1. Title Deed
Submit the Dubai Land Department-issued title deed showing:

  • Property value of at least AED 1 million

  • Ownership in your name or your 100%-owned company

Additional Notes:

  • Shared ownership is allowed if your portion is worth at least AED 1 million

  • You can combine multiple properties to meet the value threshold

  • Off-plan properties do not qualify
